Walla Walla: How does it compare to other communities our size? What do we have?

https://i2.wp.com/www.cdkimaging.com/media/original/002_dwell.jpgHealth is always a top priority and we have two major hospitals and the VA facility with in our valley along with top physicians, clinics, and emergency care. The College and University facilities are amazing, and offer so many opportunities for the community to listen, watch, and be entertained by professionals they bring into Walla Walla and most are always open to the public.

We do not have a lot of big name franchise restaurants, but we have great independent facilities that put out outstanding meals.   Whitehouse Crawford, Brasserie Four, T Macs, Marcus Whitman, and of course our old standout Ice Burg. Many couples travel from the Tri-Cities to enjoy our downtown area, wineries, and our wonderful restaurant scene.

We do have issues as all communities with homeless, drugs, gangs, and other items that are not fun to talk about but we work to make it better for all. The homeless need our love and support – give them a hand up, report unusual activities to the police or the Sheriff, to let them react and shut down violence or drug activity. We all need to work on these issues to keep making Walla Walla a better place to live or better than it already is.

Low inventory is getting much more difficult to work with. Nationally the trend is growing. Portland leads the Nation with double digit increases with year over year gains of 11.1%, followed by San Francisco, and Denver. We do not see these huge increases but we are starting to see multiple offers coming in generally on a majority of our new listings that are priced correctly and in good condition. It is very frustrating for buyers not knowing what to offer and how to make their offer better than the competition.

Some buyers are removing inspection contingencies and financing to make their offer look better which puts them at risk. Sellers are making better deals but if they are making a change in the area they deal with the same issues they took advantage of.

This is a good time to think about selling your home before Spring is here, because if you are looking and you have to make the offer subject to the sale of your home, I feel it will not go too far in the negotiation process.

I had a great December to close out 2015. The weather created some frustrations for travel to the West side for Christmas, but all-in-all it was relaxing. We spent about a week on the Oregon Coast, near Lincoln City and Depot Bay, and we had cold clear weather with a very high tide. Whales were everywhere which was a lot of fun to see. We had great chowder and fish, and had lots of time to plan and talk about our upcoming 2016.

We have a lot of folks down with a very tough cold. My wife Donna is still fighting to get away from the sneezing and coughing but she seems better today.Cold weather has kept a lot of my Brokers at home longer, and planning their 2016.

Inventory is very low and in December only 36 homes were listed in the Walla Walla and College Place area. Low inventories create frustration with potential home buyers because there is nothing new to look at – and it does push the market to multiple offers and some increase in prices.
