Wonderful weather has been blessing us for weeks with 50’s and sunshine, but we do need snow in the Blues.  If I could have it my way my perfect winter is snow in the mountains and sun in the valley. Unfortunately it does not usually work that way. I will just be thankful for each sunny day we do have though!

swim-kid_logo8x8Walla Walla some good news for the community!  We are going to have a pool by summer 2016. The bond passed and we will soon have a place for our families to cool off in the summer.  Your summer day can soon be filled with swimming and then just heading across the parking lot to watch the Walla Walla Sweets Baseball for the rest of the warm summer evening.   It will be nice to offer our community more activities.WallaWallaSweets

Also, more information has been surfacing on the rehab of the old Blue Mountain Mall. I know we have all been anxiously waiting for some changes and maybe we are going to see some movement soon. They are starting to confirm some leases with the major tenants and when they complete that work the smaller chains start to join in.  It will be wonderful to see something happening out there in the rubble.Mall

Inventory is still down and we are selling homes. Talk with your realtor about entry into the market earlier than April or May. We have buyers and the mortgage rates are still great.   Beat the rush and find a good buyer.  I hope you are giving it some serious thought!

It’s the middle of February already and March will be upon us before we know it!  Sunshine to fog this week and it is hard to say if it is the start of spring or the continuing of winter from day to day.  But spring will be here before we know it. I’m sure all of you have your own spring rituals from fishing, biking, little league, and travel, but I have my own, gardening. In fact, I have been marking my Gurney seed catalog and getting ready to order my spring seed packets so I am ready to run with my garden.

For Sale CBLending is my topic today. I would like to go over some of the mistakes that can be made with lending whether it is purchasing your first home or your last. I would like to share some suggestions which might help you in this journey.

  1.   Not reviewing your credit first.   Before you fall in love with a house you want to buy you need to go to AnnualCreditReport.com if you already have not looked. That is the official site to get the credit reports issued by the big three reporting agencies:  Experian, Equifax, and TransUnion.  You are entitled to one free credit report from each agency once a year.   Also, some of your credit cards will offer a free report on your credit score.   All this will help with the next steps of the home buying process.
  2. Failing to get pre-approved:   Getting pre-approved by your lender is one way to avoid the heartbreak that comes from falling in love with a home you can never buy.   Pre-approval might also give you the edge if there are multiple offers for the same home.  The owner may feel more comfortable selecting an offer from a family with mortgage pre-approval than with someone who has no realistic idea if they will be able to follow through with the rest of the home buying process.
  3. Not shopping around for the best rate:  The Consumer Financial Protection Bureau says nearly half the mortgage borrowers do not shop around for the best rate and lowest fees.   On a $200,000. Mortgage a 0.25 lower rate could save you over $30.55 per month.   $30.55 a month spread over a 30 year loan that is a lot of money!
  4. Fees:   Compare fees as well as rates.   Most mortgages come packed with fees of all kinds. However fees including your county recording fees, are likely fixed, others are completely negotiable. Always get a good Faith estimate of the fees they charge.  Some of the negotiable fees are loan application fees, loan origination fee, brokerage fee, and underwriting fees. An example, I saw one estimate the other day where the lender charged the borrower $40.00 to deliver documents one block to the escrow closer.   Make sure you read everything and negotiate where you can!
  5. Down Payment:   Try to save funds to have a down payment of at least 10%. It will give you equity immediately and allow you the opportunity to sell with no equity disasters if you are transferred in less than a couple of years. Get the loan that will work for you.
  6. Not understanding your mortgage terms. Many people lost their home by just signing on the dotted line. If you have questions, ask.

dennis and donna 1Valentine’s Day is coming up next Saturday and I feel most of us think about the person we love on that day.  I read a book a few years back that focused on what we don’t do and what we should be doing with relationships. The book made so much sense to me and made me realize I wanted to do more. The actions it suggested have stayed with me.  The author suggested we make unsolicited statements of love to those we care most about and in my case it was my wife, Donna.   I started giving her hug and a kiss before leaving for work and on my return. I even sent flowers to her one week just out of the blue. However, I didn’t get the reaction I anticipated.  After she received the flowers Donna questioned me. She said “ok what have you done?” I responded with “nothing, I just wanted you to know that I love you”.  Donna was surprised and said it was out of character. I wanted it to be my new character. Men, women, boys and girls I want to stress that acts of affection are important.  It doesn’t need to be flowers, kisses, and hugs but it can be as simple as a hand written note or just simply telling someone what they mean to you.

heartMost of the time life moves too fast for us and we do not take the time to show our affection to the special people in our lives. So I urge you to take a moment today and write a short note to the special people in your life and share with them how you feel.

Short comment about real estate and the activity we are seeing at the start of this year.  We have had good turnouts for our Open Houses and a short listing inventory which means it is a good reason to list your home now during February and March.  You will see motivated buyers and not just tire kickers at your homes and our Realtors here at Coldwell Banker First Realtors can talk to them about the advantages of moving ahead now and not later in the spring.
