Archive for September, 2010

Megan, the marketing director at Coldwell Banker First Realtors, took some time during the fair parade to interview some of our Realtors and their past clients and we thought you would like to see and hear from some of them.

Inventory is building in our area.   Pricing will become extremely important to secure a strong buyer.    If you plan on listing your home in the next six months please listen to what the market is telling you through the advice of your Realtor.   Overpricing is the death blow to selling your home in this market.    Realtors are working to find homes for their families that are priced correctly and in good condition and the first sign of overpricing is the lack of showings.   Ask to see the current listings and the current sales of homes similar to yours and work with your Realtor to price your home correctly.    It will make the time on market much shorter.  Do not feel that you underpriced your home if it sells in the first two weeks because I find if it goes beyond that point it could last for months and several price reductions.   You asked a Realtor to assist you so please listen to what they have to say and take action.   Working together you will have success.

Again if you need a Realtor and Firm to assist you, the team here at Coldwell Banker First Realtors stands ready to help.   Call if I can assist or answer any additional questions.

Another great month…

We’ve had another great month at Coldwell Banker First Realtors and still feel the market in Walla Walla is doing well.   We closed 40% of the sales completed in Walla Walla this past month and look forward to a strong September.     Still great opportunity to find a great home, great values, and unbelievable low interest rates in our local real estate market.    Interest rates are still in the 4% area with the 15 year conventional mortgage under 4% to assist in low payments for your home.

We have a strong inventory.    Several homes entering the market daily with good locations and in great condition for you to view on our web site at  coldwellbankerfirstrealtors.com.    Go on line and find the home of your dreams and call one of our great professionals for a private viewing.

Lots of activities this coming month with our annual Frontier Day’s Parade Party in front of our office which we provide coffee, punch, water, cookies, candy, balloons and seating.   It is becoming a very popular site for kids.    Bring your child or grandchild and we’ll have a big a bag available for them to collect candy.   It is a fun spot to be.

We also have our annual Employee Coldwell Banker First Realtor golf   tournament on September 11th.    We play a scramble format at the Milton Freewater golf course.    We have over 20 golfers signed up.   Thanks, to Lisa, Donna and Cindy for their help in setting it all up.

Rental market is at an unbelievable level of occupancy.   Out of the 820 living units we manage we have only 5 not spoken for.    If you have been looking for a better return on your money than the 1% on your cd’s look at investment property for an 8% return on your investment and talk to our property management team for their advice.   Alan and Rick are the experts on the rental market with over 40 years combined experience.  Whether you are looking for a rental or need assistance with your investment property, check out their website at wallawallarentals.biz.

I had a great vacation time with my family.   Spent one week at my favorite lake, North Twin with family and had a wonderful time with all, but fishing was really slow.    I closed out my vacation with a trip to Coastal Springs Fishing Lodge in Western BC near Knight’s Inlet.    We hit the fish with all eight of us returning home with over 60 lbs of salmon fillet.    I finally caught my big Tyee King Salmon and it weighed in at 40 lbs.    It felt awesome!

All in all everything is well in Walla Walla.   If I can assist call me.
